Path to a 500 wilks

When you're flipping, are there certain areas of a single family that you automatically update/upgrade to raise the resell value regardless of need or do you just focus on what you know is needed?

I've wondered if you really need an exterior and interior designer type talent or if it comes naturally out of the repairs that are necessary.

Personally if I was to redo my house flipping journey I would've stuck with simple cheap 2-3br ranch style houses that don't need any exterior work and just a little interior updating. I did two of those this year, one of them in particular I bought as an REO foreclosure for $35k. It took us 4 days to patch/texture/paint the walls, put in new floors, trim doors, and paint the kitchen cabinets. We spent in materials and labor just under $5k and it appraised for $60,000 after we had it leased out. So I was able to refi out all my cash and pay myself a few bucks at the end. It was absolutely perfect. In/out and rented out in a week and onto the next place. Painting walls and doing floors are super easy and a guy could do it himself over a few weekends if he wanted. Plus since the place is structurally in good shape, you don't really need to worry about big ticket items, basically just slap a little lipstick on it and rent it out.

As far as the cheap and easy stuff. I can basically guarantee paint or sheetrock if the walls aren't salvageable which is very rare. Then floors, and trim. Doors if necessary. Between all of that you can basically transform a 1,500 sq.ft house for roughly $2,000-2,500.

I guess to explain why I say smaller jobs instead of big ones are the three crack houses we did this year are taking forever... We started in May and are just now wrapping up the last one. The net worth gains are great, but a single family house with a 80%ltv mortgage is still only going to cash flow about $400 a house. So if you can only do 3-4 a year, your passive income will take forever to build whereas the smaller ones I could probably do at least 12 a year and build a pretty significant amount of cash flow in a short period of time which is more important to me than the capital gains.

Ended up deciding to go back to training MMA since I have a lot of free time at the moment. I underestimated how bad my cardio is... For a guy with abs you would think I would've held up a little better. I was grappling with the Jiu-Jitsu coach and felt good still being able to hold my own against someone good.... For about a whole 90 seconds and I was gassed. Ha. Of course that was only 1 round of about 20 in. Lol

3x5 floor presses
3x8 weighted dips
4x15 weighted crunches
4x5 pallof press

Bench felt pretty smooth. So everything is going as planned so far. On my way to open mat now. It will be interesting to see how training MMA 5-6 days a week on top of my powerlifting training effects recovery. Ultimately I'd like to not only do a couple powerlifting meets next year but also try to step in the cage again. If I can train both at once that would definitely help make that goal more realistic.

Squats are still feeling a little fucky. Getting a sticking point about halfway through. My back is finally feeling better though so as soon as I get my squat cleaned up I'll probably start throwing in wraps on my heavy days.
 
Typically never tape my lifts but I just found this video from awhile back when I first was trying out wraps. I was probably 210 in this video. Before this day I think the heaviest weight I really held was 500. Lol. Pretty sure I threw on wraps this day and just had to work up to a single of what looks like 565. Lol.

4x15 reverse flies
4x8 hammer curls
4x10 db curls
4x15 weighted crunches

Deads moved even easier than last week and I had 20lbs more on the bar. So that's a good sign.

4x5 paused front squats
4x15 weighted crunches

Ended up deciding to give bands a try for my speed work. Actually liked it quite a bit. Will most likely keep using them every Wednesday.

Chains or bands work great for bench. Bands are tough for squats but do able, chains are probably better. Fuck chains for deadlifts, bands are where it’s at on dL

Smoked a little too much and kind of ate like shit over the weekend. On the bright side, I basically feel 100% again so I'm going to start trying to up the volume and intensity. Depending on how well my body responds to the new training, I may do a short cycle and sign up for a meet in December. Realistically I want to put up 1,600lbs @181 before I think about competing and I'm a good 120-150lbs off that right now. So I'll keep plugging away the next couple weeks and see where my strength is at.

Was supposed to be a 5x5 on deadlifts but I tore open a callous and blister and decided to just call it good.

4x15 cable curls

Hand did not like the paused deads. Lol. Just rubbed it raw. Had to grab a paper towel to wrap around the bar to finish my last couple sets.

Everything is feeling pretty good. I'll probably keep the sets/reps the same for the following weeks but just bump the weight up 2.5% of my 1rm on each of the big 3.

How many calories are eating bran? And what are the compounds (gear) you are using right now with this block?
