Hogg, holy shit is about all I can say to the price of homes you mentioned...I live with my best friend and he just bought a newer house (10 yrs old) has hardwood floors, hottub, 1800 square feet for less than 1/2 of those prices you mentioned...Of course we live in the Midwest, but for me that is an insane amount of $$ to spend on an average house...Why don't people just build a new house, is there no real estate to purchase?

not in Phx, AZ where I'm at 1.25 ac lots are going for 90,000 +. Throw a 2600-3000sf home on there and now your at 350-400,000.......11

Hell, I dont know where you could find a 1.25 acre lot around here, you're looking at 4,000 to 6000 sf lots in most neighborhoods. Some people are buying two tear downs and building bigger homes but you are looking at $ 450-500K a piece for the tear downs and then you've got to build something.

Bob, construction is not the real issue, it is the dirt that matters. You can build out here for $ 60-80sf no problem which will yield a high-end home. On 3000 feet, you're looking at a couple hundred K in construction cost. The finished product would go for $ 800K to $ 1MM even in a shitty neighborhood like Downey which is surrounded by cholos and wetbacks.

Its not uncommon to find lots around here that are only 6500-8000. It costs a mint to get half acre or more. In one of the local areas, there is a great deal of residential and commericial expansion, so an acre may go for $200k. Silly people pay that shit.

Im looking at a house about 15 minutes from where I live now. 1800 sq feet, about .25 acres and they are asking $110k. A little bit of work and I think it could pretty easily be worth $140-160k.

Hell, considering that you're looking at a mortgage payment of about $ 865/mth if you financed a full $ 150K, I'd jump on it.

Here is something to consider though. Everybody talks about 'fixer-uppers'. I just sold a house in new beish for $ 50K less than what the market brings and the house is really thrashed. Hell, it has asbestos siding that you cant remove, the front porch is about to fall off, the carpet is down to the jute backing, and there is a major twist in the floor in the upstairs hallway...actually, the hallway slopes to one side. Now, looking at it, it would cost me $ 50K in material alone to fix the piece of shit and untold hours of labor. If I brought in a contractor, I'd probably pay $ 100-120K turn key to rehabilitate the house......yet it sold for $ 50K less than the market.

Now follow along with me for a sec. Remember how the realtor told me I'd be lucky to find a tear-down for $ 475K ? The market price for an 1100 sf home that is 'done' is $ 500K so a tear-down that needs $ 50K worth of rehab is not a good deal. It is almost better to just buy the home that has the amenities already rather than to try to rejuvenate a dump. But, what compels people to buy the dump is the price....and it is usually all they can afford or it is all that they are willing to afford.

I still look at everything in terms of its cost, not how much it costs me per month, and I cannot presently justify these excessive valuations.

Technically, the PRIDE show is over. But it has yet to be shown in the United States (it is usually on a 1-day delay). I could look up the winners and losers, but I dont want to spoil it before I watch it live. I will, however, give everyone a heads up:

Out of the 8 matches, there were 3 KO's and 5 Submissions. NO DECISIONS! It is going to be a great PPV for sure!

I have to watch my tape now. I'm shocked.....it was battle of the little men against the big men with one upset (Randleman). Honestly, I dont think a 5-9 fighter should have to fight a 6-4 fighter......its almost stupid until it gets to the ground.....but then again, the upset throws the entire equation into a tail spin.

Giant Silva is a freak but then again, I think it is too reminescent of the early UFC's with the side-show oddballs battling it out.

Mark Hunt.....is he good? I dont recognize the name from K1 but then again, I have only watched a few K1 fights.
