WRT to your training partner. Just tell him that you want to start incorporating Squats and deadlifts into your routine. If he doesn't want to then just tell him they are going to be an important part of your new routine. If he still bitches then just let him know that you guys can still go at the same time and work out around each other.. but you'll pretty much just be in the squat rack while he's working out.. He'll get the message without getting too offended.
