any meso bros own real estate?

the wife and I are looking into purchasing our first house. I've been doing a lot of reading about it, but Jesus Christ there's so much info...

any bros have any experience in this area that could give some tips?

Don't over buy, find a home that will be for life, put minimum 25% down, 15yr mortgage max if you have to take a loan, set up by weekly pmts with your bank...

I'm not sure. I heard it on the radio this week. I know the previous most expensive sold for 55 million. Either way, it's insane.

It makes me sick to my stomach reading the article. "Last sold 2014 for 16.6 million" Oh and now it's worth 58 million? Wtf lol

Don't buy in Vancouver 3rd most expensive place in the world to purchase real estate .Average home prices now 1.6 million for a fixer upper or tear down  brutal...

Vancouver, BC...my favorite city in the world, vacationed there 12yrs in a row

Well I'll be....maybe your not such a bad guy after all. ;) Hammer is still a big POS though lol

Haha! No reason to hold a grudge, never used hammers stuff, and have no affiliation, but it was fun stirring you up ;)

Great city though, beautiful!!! And at one time I smoked a lot of weed there (not anymore) spent time with Watermelon eating ginger snaps on wreck beach and broke bread with Marc Emery, lots of good memories

Times have changed lol At least in the summertime.

I'm actually in the process of buying right now.. I backed out of a previous house due to the fact that it was in a area not suited for me. Put 1k down(went to escrow) my realities were trying to tell me I couldn't get the money back. I made them credit me each 500 so I'd stay with them.... although now that I'm trying to buy this new house (120k) I just checked and the interest rate is 4.7 wtf!! I'd be payin around 8-9hundred a month for a tiny house with no land..

The only financial advise I ever got growing up was to not take any credited money and to buy everything you want with cash. I'm pretty young, but the hunny buns and I both have pretty nice low mileage vehicles that we bought with cash, we have a nice llittle 3br house with 10 acres that we put 30% down on and have been making double payments on. Should have it payed off by the time I'm 27.

The thing is, since we don't have shit for bills everything cost us less than $2,500 a month. Even if we split up one day either one of us could easily afford that on our own, but together it's nothing. I always laugh when I see my buddies still renting their apartments, paying their $800 a month car payment, $120 phone bill, etc. Yet, they only have maybe $1,500 in their savings account. lol. Once you eliminate debt and set aside 30% of your check every week, you'll be shocked how much shit you can buy with cash.

Look into getting a short sale if your not in a major rush... could take 6mo to close but u can typically save @20℅. Your broker will b able to show u some.

I'm actually in a rush because we're supposed to close at the mid of January. While our lease ends at the end of November.. lol and yes your right about that. I was trying to get my payment as low as possible but with the election it's hard to do since everything bounces up and down right now. My cars paid off. the only real bill I'll have is the house payment which isn't actually alot(800-850).
Not bad... although you are right I'm looking into more ways to save money everyday... I'm gonna make two payements a month towards the house.. that way it's paid off a lot faster

Dam well good luck! Buying a house is such a big commitment... don't rush if the deal or house ain't right. You can always rent something else for a bit.

If youre a middle class couple you should check out a program called Rural Development
It's from the USDA and is for helping people buy their first home.
You can get 100% financing and a gov. insured mortgage. I bought my first house using the program.

How long did the whole process take from start to moving in? I'm planning on going this route soon.

Seems like it was just a few months.
Went really easy, I had a friend do the home inspection and made sure that the house met all the criteria whether it did or not .
